Filling in the RIAI Blue Contract

The RIAI (Royal Institute of Architects of Ireland) blue form contract is a standard form of contract used in construction projects in Ireland. The form consists of several sections that need to be completed by the parties involved in the contract. Here are the steps to fill in the RIAI blue form contract:

  1. Contract Particulars: This section requires you to fill in the details of the project, including the name of the project, location, and date. You will also need to fill in the names and addresses of the parties involved in the contract, such as the employer, the architect, and the contractor.

  2. Conditions of Engagement: In this section, you will need to select the appropriate conditions of engagement that apply to the project. This includes the standard conditions of engagement for an architect, quantity surveyor, and building surveyor.

  3. Appendix 1 - Description of the Works: This section requires you to provide a detailed description of the works that are to be carried out under the contract. This should include a description of the site, the scope of the works, and any materials or equipment that will be used.

  4. Appendix 2 - Contract Sum: In this section, you will need to specify the contract sum, which is the amount that the employer will pay to the contractor for carrying out the works.

  5. Appendix 3 - Contract Documents: This section requires you to list all the documents that form part of the contract, including drawings, specifications, and schedules.

  6. Appendix 4 - Programme: In this section, you will need to provide a programme of the works, outlining the start and finish dates for each stage of the project.

  7. Appendix 5 - Insurance: This section requires you to provide details of the insurance policies that are required for the project, including public liability and professional indemnity insurance.

  8. Appendix 6 - Payment: In this section, you will need to specify the payment terms for the contract, including the payment schedule and any provisions for retention.

  9. Appendix 7 - Dispute Resolution: This section requires you to specify the procedures for resolving any disputes that may arise during the course of the contract.

  10. Execution: Finally, the contract must be signed and dated by all parties involved in the contract, including the employer, the architect, and the contractor.
